PROPERTY CERTIFICATES
TENANCY COMPLIANCE DOCUMENTATION
Upon starting a new tenancy, tenants must receive the following certificates:

An Energy Performance Certificate (EPC) for the property (every 10 years)

A Gas safety certificate (GP12, each year/if the property has gas appliances)

An Electrical Safety Certificate (EICR, every 5 years/ for shorthold tenancies starting after 1st July 2020)

Other Checks and Regulations:

Tenants must receive a copy of the latest 'How to rent guide' (for shorthold tenancies that started after 1 October 2015)

Furniture provided by the landlord must meet the fire resistance requirements in the Furniture and Furnishings (Fire) (Safety) Regulations 1988 safety standards, amended 1993

Each floor of the property must have a working Smoke Alarm and any room with a coal fire or wood- burning stove must have a working Carbon Monoxide Detector

Electrical equipment must meet NLA safety standards
