PROPERTY CERTIFICATES 

TENANCY COMPLIANCE DOCUMENTATION

   Upon starting a new tenancy, tenants must receive the following certificates:

​

  • An Energy Performance Certificate (EPC) for the property (every 10 years) 

  • A Gas safety certificate (GP12, each year/if the property has gas appliances)

  • An Electrical Safety Certificate (EICR, every 5 years/ for shorthold tenancies starting  after 1st July 2020)

   Other Checks and Regulations:

​

  • Tenants must receive a copy of the latest 'How to rent guide' (for shorthold tenancies that started  after 1 October 2015)

  • Furniture provided by the landlord must meet the fire resistance requirements in the Furniture and Furnishings (Fire) (Safety) Regulations 1988 safety standards, amended 1993

  • Each floor of the property must have a working Smoke Alarm and any room with a coal fire or wood- burning stove must have a working Carbon Monoxide Detector

  • Electrical equipment must meet NLA safety standards
