INVENTORY CHECK IN
An Inventory is a legal document detailed with digital photos of each room focusing on areas of interest such as items of value or dilapidations.
Our clerk will take the tenants through the property, take meter readings, test alarms, giving some advice on avoiding damages and hand over the keys.

MID TERM INSPECTION
We will act as an unbiased third party and provide a report of the condition of the property and its contents during the tenancy period, checking for malicious damage, subletting, unauthorised pets
or smoking.
Mid-Term Inspections flag up maintenance issues avoiding more costly problems in the future, helping protect landlords' assets.
CHECK OUT
A Check-out report takes place on the last day of the tenancy and compares the property's condition at the beginning of the tenancy to the condition at the end of the tenancy.
All changes are noted and recorded as being either tenant chargeable items, landlord’s maintenance issues or wear and tear. We will obtain all keys from tenants and return them to the instructing party.
